I. Giới thiệu về ứng dụng di động

Trong bối cảnh thị trường bất động sản ngày càng phát triển, việc xác nhận quyền sở hữu nhà trở thành một nhu cầu thiết yếu. Ứng dụng di động được phát triển nhằm xử lý chứng nhận quyền sở hữu nhà, giúp người dùng dễ dàng tra cứu thông tin và xác minh tính hợp pháp của tài sản. Công nghệ blockchain có thể được áp dụng để đảm bảo tính minh bạch và an toàn trong việc quản lý thông tin. Việc sử dụng công nghệ thông tin trong ứng dụng này không chỉ giúp tiết kiệm thời gian mà còn nâng cao độ chính xác trong việc xác định vị trí bất động sản thông qua sổ đỏ điện tử.

1.1. Tầm quan trọng của chứng nhận quyền sở hữu

Chứng nhận quyền sở hữu nhà không chỉ là tài liệu pháp lý mà còn là cơ sở để người mua đưa ra quyết định đầu tư. Quyền sở hữu nhà thể hiện quyền lợi và nghĩa vụ của chủ sở hữu đối với tài sản. Hệ thống chứng nhận cần được cải tiến để giảm thiểu tình trạng gian lận trong giao dịch bất động sản, từ đó bảo vệ quyền lợi của người tiêu dùng.

1.2. Công nghệ hỗ trợ trong việc xử lý thông tin

Việc áp dụng công nghệ blockchain trong quản lý thông tin chứng nhận quyền sở hữu nhà có thể giúp tăng cường tính bảo mật và minh bạch. Hệ thống quản lý quyền sở hữu cần được xây dựng dựa trên nền tảng công nghệ hiện đại để đảm bảo thông tin được cập nhật kịp thời và chính xác. Sự kết hợp giữa công nghệ thông tin và quản lý tài sản sẽ mang lại nhiều lợi ích cho người dùng.

II. Quy trình xử lý chứng nhận quyền sở hữu

Thông tin này sẽ được xử lý và so sánh với dữ liệu có sẵn trong hệ thống quản lý tài sản. Cuối cùng, kết quả sẽ được gửi đến người dùng để xác nhận vị trí bất động sản trên bản đồ.

2.2. Tính minh bạch và bảo mật thông tin

Để đảm bảo tính minh bạch trong quy trình, các thông tin được xử lý cần được lưu trữ trên một nền tảng an toàn. Bảo mật thông tin là yếu tố quan trọng trong việc xây dựng lòng tin cho người dùng. Người tiêu dùng sẽ được hưởng lợi từ việc truy cập thông tin một cách nhanh chóng và dễ dàng. Ứng dụng giúp họ xác minh thông tin về quyền sở hữu nhà mà không cần phải đến tận nơi. Điều này không chỉ tiết kiệm thời gian mà còn giảm thiểu rủi ro trong các giao dịch bất động sản.

3.2. Tác động đến thị trường bất động sản

Sự ra đời của ứng dụng này có thể tạo ra một cú hích lớn cho thị trường bất động sản. Khi người dùng có thể dễ dàng xác minh thông tin, họ sẽ có xu hướng đầu tư nhiều hơn vào bất động sản. Điều này sẽ thúc đẩy sự phát triển của thị trường và góp phần nâng cao tính minh bạch trong các giao dịch.

Những ưu điểm chính của LVTN: The thesis addresses some challenging issues when processing an image of a house ownership certificate, which is text extraction and especially identifying the location of the land. The student conducted a literature review, proposed suitable solutions, which are based on state-of-the-art methods in computer vision and successfully solved the challenges. This thesis proposed a mobile application that can process the house ownership location based on the credential’s coordinate table. Furthermore, combine with the information on the type of house/land, method, type of use, and area to infer the sufficient in borrowing the money from bank to invest. The opportunity of that land could be upgraded from the farmland to resi- dential land by spending money to change the type of that house in the government base.
