This sector presents an appealing investment avenue; however, it is characterized by instability and a high potential for earnings management, particularly when investing in real estate companies listed on the Vietnamese stock market.
To foster the development of Vietnam's real estate market and enhance the transparency, objectivity, and insightfulness of the stock market, there is a pressing need for more comprehensive and analytically rigorous valuation reports on real estate companies. Acknowledging the critical role of financial analysis in business development, I have leveraged the extensive knowledge of financial statement analysis and business valuation methodologies during my studies and research. This research aims to Analyzing the macroeconomic environment and determining intrinsic value to deliver a comprehensive valuation report for four leading companies in the real estate sector on the Vietnamese stock market among Vietnamese listed real estate companies. The focus is on explaining the current state of the market, evaluating the performance of companies over recent years, and proposing solutions and recommendations to enhance corporate value and minimize costs.
Last but not least, after Covid-19 pandemic and various uncertainties affecting the Vietnamese market—such as developments with FLC, Van Thinh Phat, and Tan Hoang Minh— the real estate sector has experienced significant fluctuations. The real estate market in emerging economies has also become a major asset investment channel for both local and international investors seeking to diversify their portfolios. Given the importance and evolving nature of real estate in a dynamic market like Vietnam, there remains a notable scarcity of comprehensive studies and analyses on real estate companies. The valuations of these companies, being publicly listed and frequently traded, provide investors with more accurate and actionable information compared to those of non-listed companies.
This study, therefore, aims to contribute significantly to the existing body of literature on property. I welcome guidance from academic advisors to refine and enhance the quality of this work.2 Area of study This study presents a comprehensive financial and valuation analysis of the real estate performance of four promenent corporations listed on the Vietnam Stock Exchange. The selection of these four companies is based on a range of criteria, including their distinctive characteristics, future growth potential, ongoing real estate projects, activity fluctuations, business strategies, and any positive and negative developments recoreded regarding their projects.
The analysis covers all four companies, i. Vinhomes Corporation, Khang Dien Homes Company, Nam Long Group and Phat Dat Corporation.3 Research Objectives This study aims to provide a comprehensive overview of the Vietnamese real estate market, addressing aspects such as supply, demand, future prospects, opportunities, and challenges. It examines the impacts and valuable lessons learned from the COVID-19 pandemic, financial crises, market volatility, and banking collapses on both the global real estate market and the Vietnamese real estate sector. The thesis discusses the significance of regulatory legislation in Vietnam and its effects not only on the real estate development cycle but also on the investment decisions of listed corporations.
Thesis contributes to informed decision-making by offering a set of reference information regarding the financial performance of real estate corporations in Vietnam through financial ratio analysis. The research evaluates, analyzes, and provides commentary on corporate strategies, long- term business plans, and company values in comparison to market benchmarks. It seeks to develop an in-depth understanding of how internal and external economic factors, as well as industry- specific variables, influence the stock prices of real estate corporations such as Vinhomes, Phat Dat Corporation, and Khang Dien Homes Company and Nam Long Group. Topics related to company analysis and industrial commentary are my primary motivation topic and the focus of my academic pursuits, and there fore, I am committed to dedicating my time and effort to studying these areas in depth. This study aims to provide readers with a comprehensive "past-present-future" perspective, which will aid developers and investors in diversifying their investment portfolios, particularly within the Vietnamese real estate market. The following are some key target groups identified in this study: • For Investors/Developers: This report will assist in evaluating the performance efficiency of real estate companies by offering a thorough understanding and fundamental valuation methodologies applicable to typical listed firms. • For Undervalued Companies: The report serves as a fundamental resource for comparing intrinsic values with the external aspects of market.5 Methodology and the methods The success of company recommendation is that identifying the suitable target objective companies based on various criteria: listed companies, the level of available their launched project information, main operation activity relating to real estate, and so on.

Quantitative research aims to quantify the data and generalize findings from a sample of a study from varied perspectives. “The term "qualitative market research" refers to a segment of the market research industry that utilizes qualitative techniques to gain an in-depth understanding of the participants, processes, and industries under study.1 Quantitative Analysis Financial Statement Analysis: This component will involve a detailed examination of financial statements, including income statements, balance sheets, and cash flow statements.
Key financial metrics, such as revenue growth, profitability ratios, liquidity ratios, and leverage ratios, will be assessed to gauge the financial health and performance of the companies. Valuation Models: Two primary models will be employed for valuation: • Discounted Cash Flow (DCF) Model: This method estimates the intrinsic value of each company by projecting future cash flows and discounting them to present value using a suitable discount rate. • Multiples Valuation Model: This approach involves comparing the companies to industry peers using valuation multiples, such as Price-to-Earnings (P/E) and Price-to- Book (P/B) ratios, to determine relative valuations.2 Qualitative Analysis Industry Analysis: This analysis will evaluate industry trends, competitive dynamics, regulatory environments, and market conditions to provide context for the financial performance of the companies.
